Property Tax Incentives
The Village of Theodore has established some very attractive tax incentives for new residential & commercial construction. The Village will exempt the municipal portion of the property taxes 100% per year for a full 5 years. There are also 2 year exemption for anyone rennovating an existing commercial building and establishing a new business. Contact the Village Office for more information.
Residents of Theodore have all the modern conveniences of many larger centers such as a public library, shopping, recreation, camping, golf, fire protection, garbage pick-up, 911, first responders, cable TV and more.
We have a daycare, a K-8 separate school in our community and a public school just 15 minutes away. The high school and post secondary education facilities are just 23 minutes away.
We have close access to churches, health care, restaurants, recreation, cultural and historical facilities. We are fortunate to have one of the lowest real estate prices in the province. Our property taxes are at the lower end of the scale and have remained that way for the past several years thanks to a very efficient local government.
We have an extremely good water supply being only four miles from the Theodore Reservoir and about 40 to 60 Km (25 - 40 miles) from two of the largest underground aquifers in the Province. Our geographical location is excellent for access to the major traffic infrastructure routes as we are situated on the main CPR line and on highway #16, which crosses Western Canada and connects us directly to Eastern and Western Canada as well as the North.
